No matter what type of real estate market we are in, every showing counts. Invest a few minutes before each showing to ensure your home stands out above the rest:
Showing Guidelines:
- Respond promptly to requests to show your home
- Always vacate the property while it is being shown
- Never talk about why, when or where you are moving with anyone but your agent
- Remember other agents are representing the buyers, so ask them to call your agent if they have questions or if they want additional information
- For your safety, the security of your property, and for tracking purposes, always insist that agents use the lockbox, even if you are home.
- Do not show your home to buyers who stop by without an agent; ask them to call your agent to schedule a showing
- Do not engage in conversation with potential buyers if possible
Before the showing, take 15 minutes to prepare:
- Turn on all lights and open drapes and blinds
- Play quiet background music
- Keep pets off-premise if possible or secure them in crates or outside
- Infuse your home with a pleasant, natural aroma
- Keep your home cool in the summer and warm in the winter
- Pick up debris (newspapers, clothes, toys, etc.)
- Tidy kitchen by clearing countertops, putting away dishes, and taking out the trash
- Tidy bathrooms by flushing toilets, closing toilet lids, shining fixtures, wiping counters, hanging towels neatly, and emptying the trash
- Tidy bedrooms by making beds and stashing any overflow items in a box under the bed or in a box in the closet
- Sweep front entry and walkway
- Close garage door and turn on garage lights
